Faulkner Ridge is a master-planned residential development spanning approximately 400 acres, approved as a general development plan and structured across five construction phases. Anchored by recreational amenities and designed to support long-term residential growth northeast of Houston, the project required drainage infrastructure that could scale phase by phase. From the start, stormwater was treated as foundational—built to carry the community from its first phase through full buildout without downstream impacts.
The Challenge: A Ground-Up Stormwater Strategy
The site includes shallow slopes, mixed drainage patterns, and multiple contributing sub-basins. With no existing downstream framework dictating runoff behavior, the project required a ground-up stormwater strategy capable of managing phased increases in impervious cover without creating localized or downstream impacts. The system had to perform on low slopes, adapt across large sections, and satisfy county standards while the community grew over five phases.
The TDR PRO® Corrugated Polypropylene Pipe Solution
Stormwater was managed using a distributed underground conveyance system designed to function across phased buildout conditions. Corrugated polypropylene TDR PRO® pipe was selected as a core conveyance material to allow alignment flexibility across large sections while maintaining consistent hydraulic performance under residential roadway loads. The network used smaller diameters for localized neighborhood drainage and larger conveyance lines to transport combined flows toward detention facilities. Smooth interior profiles supported performance under low-slope conditions, while gasketed joints maintained continuity across long pipe runs consistent with county standards.
Phased Installation
Primary stormwater infrastructure was installed early in each phase, coordinated with grading and roadway preparation. This ensured every section had functional drainage before vertical construction, reduced erosion exposure during rain events, and minimized rework as the project expanded.
