Project overview

North Laredo Industrial Park spans more than 1,600 acres with direct access to Interstate 35, planned for large-format logistics, warehousing, and distribution tied to cross-border trade. The park is structured for phased industrial pad development while maintaining continuous heavy truck operations. At this scale, and with freight moving day and night, drainage cannot interrupt operations—it has to function before, during, and after each phase of development, protecting truck routes and access corridors without slowing the flow of goods.

The Challenge: Industrial Runoff at Scale

Flat terrain combined with expansive paved yards and truck corridors creates rapid lateral runoff if not captured early. Large industrial pads release high runoff volumes during storm events, requiring drainage that remains functional through every phase of the buildout. The system also had to perform beneath heavy pavement and rail-adjacent areas, where alignment and joint integrity are critical and post-installation correction is impractical.

Stormwater was designed as a park-wide conveyance network, not as individual parcel systems. Corrugated polypropylene TDR PRO® pipe was selected as the primary underground conveyance material to move runoff away from truck routes, access roads, and utility corridors without disrupting operations. The configuration uses smaller laterals to capture localized surface flow and larger mains to transport combined industrial runoff. Smooth interior profiles support hydraulic performance at shallow slopes, while gasketed joints maintain alignment and limit infiltration beneath heavy pavement and rail-adjacent areas.

Installation Sequencing

Primary drainage corridors were installed early in the development sequence, coordinated with grading and utilities ahead of heavy pavement. This stabilized subgrade conditions and ensured each industrial pad was delivered with fully operational stormwater infrastructure. Building the drainage backbone first meant tenants could occupy pads on a site that already drained reliably.

Operational Outcome

During rainfall events, runoff was consistently conveyed away from truck routes, staging areas, and access corridors. Freight movement remained uninterrupted, and the drainage system functions as a permanent backbone supporting high-frequency industrial use and long-term expansion across the 1,600-acre park.
