TDR provided 24-inch through 48-inch pipe totaling 1,400 linear feet for the park’s underground stormwater network.
Project overview
Camino Real Logistics Park is a multi-phase Class A industrial park positioned near I-10, Loop 375, and the Zaragoza Port of Entry, developed to add warehouse and distribution capacity in stages. Each phase is intended to stand on its own operationally—access, truck circulation, and site infrastructure must work immediately at turnover—while leaving clean tie-ins for later expansions tied to cross-border freight demand. That phasing model put drainage front and center: every stage needed fully functional stormwater control from day one.
The Challenge: Three Drivers at Once
The site combines three drivers that push stormwater design harder than a typical commercial pad: large roof plates that release runoff quickly, broad truck courts and circulation drives that add major paved contributors, and flat grades that limit surface drainage tolerance. On top of hydraulics, heavy truck traffic imposes structural requirements on anything placed beneath pavements—especially in truck lanes, dock aprons, and staging areas where loads repeat daily. The drainage system had to perform from Phase I without future-phase dependencies, then scale smoothly as impervious area increases.

Runoff control was built around a dedicated underground conveyance network designed to intercept roof and pavement flows and route them efficiently to detention and downstream discharge points. The priority was operational: keep water off truck paths and access routes during storm events and avoid surface ponding that can disrupt throughput, damage pavements, or force short-term field fixes. The network used dual-wall TDR PRO® corrugated polypropylene pipe as its primary conveyance material—smaller laterals collected localized runoff near inlets, roof-drain connections, and building-edge capture points, while larger mains carried combined flows from multiple buildings, truck courts, and drive aisles toward detention and outfall tie-ins. A smooth interior profile supported low-slope hydraulic performance, while gasketed joints maintained continuity and limited infiltration beneath heavily loaded pavements.
Built to Scale by Phase
Because each phase had to operate independently, the storm network was structured so Phase I functioned fully on its own while leaving clean connection points for future expansion. This avoided rework as the park grows and kept later phases from disrupting active operations—an approach well suited to a logistics asset expanding with cross-border freight demand.
Performance Outcome and Value
During rain events, runoff was conveyed away from truck courts, loading areas, and access roads without persistent ponding, keeping pavement zones usable under wet conditions. This reliability supports tenant uptime and protects finished surfaces, reinforcing developer and operator confidence as the park expands across El Paso’s cross-border logistics corridor.
