Saddlebrook Preserve is a single-family residential community with entry pricing in the low $200,000s, built around local streets, open areas, and amenity spaces. Because streets and lots are the product in a subdivision, stormwater decisions had to lock in early: grading, inlet placement, and underground routing needed to be correct before paving and vertical home construction—avoiding “fixes” later that disrupt schedules and finished landscaping. The Challenge: Dispersed Low Points

The site includes gentle grade transitions with multiple dispersed low points, creating several localized basins rather than one dominant drainage direction. That condition increases ponding risk at street sag locations, driveway approaches, and near amenity edges where water can linger after storms. The design had to move runoff efficiently under low slopes while keeping surface flow patterns predictable for curb-and-gutter streets.

Stormwater was handled through a distributed underground network that captures runoff close to where it forms and consolidates flows downstream only after localized collection is controlled. This approach avoids relying on long surface flow paths that tend to amplify ponding at low-slope sections, and reduces the chance that one localized issue affects a larger portion of the neighborhood. The network used dual-wall TDR PRO® corrugated polypropylene pipe: smaller laterals served localized collection (street inlets, lot-edge capture points), while larger collector lines conveyed combined flows toward detention or outfall tie-ins. The smooth interior profile supported hydraulic efficiency under low slopes, and gasketed joints maintained alignment and limited infiltration beneath residential pavements where long-term continuity matters.

Installation Sequencing

Primary drainage lines were installed early with mass grading and street base work, then tied into secondary runs as neighborhood sections were released for paving and home starts. This sequencing reduced erosion exposure during rain events and minimized corrective work before final asphalt/concrete placement and amenity landscaping. Getting the network in early kept the build on schedule and protected finished surfaces.

Performance Outcome

After rainfall events, streets remained passable with no persistent standing water at critical low points, and landscaped areas drained without visible ponding. Early occupancy did not trigger drainage retrofits, indicating that the distributed collection and TDR PRO® conveyance performed as intended—protecting resident experience and reducing long-term maintenance for the community.
