Preserve at Lakeside Meadows is a multi-phase Class A industrial park supporting distribution, manufacturing-adjacent operations, and cross-border freight. Its proximity to the Zaragoza Port of Entry drives a “no downtime” expectation: truck circulation, dock access, and internal routes have to stay functional during weather events because freight activity is continuous, not intermittent. For a site like this, drainage isn’t just compliance—it directly protects daily throughput.
The Challenge: Fast, Concentrated Runoff
The site produces a fast, concentrated runoff response: large roof plates discharge quickly, and expansive truck courts plus heavy-duty drives add broad impervious area with limited storage. Flat grades increase the risk of surface water spreading laterally—especially at dock aprons, turning radii, and primary access lanes, where even minor ponding can back up operations and accelerate pavement distress. The stormwater infrastructure also had to be phase-ready: each phase functioning without dependence on future construction, while remaining scalable as buildings and pavement expand. The goal was to prevent ponding at every stage, not just at full buildout.
The TDR PRO® Corrugated Polypropylene Pipe Solution
An underground stormwater conveyance system was implemented using dual-wall TDR PRO® corrugated polypropylene pipe to meet low-slope hydraulic needs and structural demands under heavy truck traffic. The system collects combined flows from roof leaders, paved yards, and dock-area inlets and routes them to detention and discharge points without relying on long surface flow paths that typically create problem spots in flat industrial sites. Smaller laterals serve localized capture near inlets and building edges, while larger trunk lines convey combined flows from multiple structures and truck courts.
A smooth interior profile supports hydraulic efficiency where slopes are limited, and gasketed joints maintain continuity and infiltration control beneath high-load pavements where joint stability is critical over time.
Construction Sequencing
Storm lines were installed early in each phase and coordinated with grading and utilities ahead of final pavement placement. This sequencing kept drainage functional during construction, reduced wet-weather rework, and preserved clear connection points for future phases—so each phase could open without depending on work still to come.
Operational Result
Rain events did not disrupt truck circulation, dock activity, or site access. Pavements remained usable under wet conditions, lowering the likelihood of post-occupancy drainage corrections and reducing long-term maintenance exposure in high-traffic zones. For an industrial park built around continuous freight, that reliability directly protects tenant operations and the developer’s pavement investment.
