TDR provided 15-inch through 36-inch pipe totaling 61,200 linear feet across the site’s underground stormwater network.
Project overview
Panattoni at Premier is a Class A industrial development consisting of two distribution buildings totaling approximately 681,000 sq ft. The site is positioned between the World Trade Bridge and the Colombia Bridge, with direct access to FM 1472 and I-35, supporting high-frequency cross-border freight operations. For a logistics asset built around continuous international freight, all-weather site reliability is non-negotiable—truck routes, dock aprons, and trailer staging have to stay functional through every storm.
The Challenge: Concentrated Runoff on Flat Terrain
Large roof plates and expansive truck courts produce concentrated runoff that is released rapidly during storm events. Flat terrain increases sensitivity to surface ponding, particularly near dock aprons, circulation lanes, and trailer staging areas where uninterrupted access is critical. The stormwater infrastructure needed to maintain rapid conveyance under peak rainfall without restricting truck movements or dock operations, and it had to perform reliably beneath repetitive heavy truck loading while preserving site usability.
The TDR PRO® Corrugated Polypropylene Pipe Solution
An underground stormwater network using corrugated polypropylene TDR PRO® pipe was implemented to manage runoff from the site’s large impervious areas. TDR PRO® provided low-slope hydraulic performance and structural reliability beneath truck courts and paved transport lanes, while allowing flexible routing through varying site alignments. The network used smaller laterals to capture localized runoff near inlets and larger conveyance lines to transport combined flows toward detention.
