Project overview
TPA Socorro Logistics is an industrial and manufacturing complex totaling approximately 837,252 sq ft across two tilt-up concrete buildings in Socorro, Texas. It was designed for operations that require rigid slabs, controlled truck circulation, and continuous surface performance rather than high-bay storage flexibility. Because the buildings sit on tilt-up concrete with extensive paving, water management here is less about storage volume and more about precise surface and subsurface coordination. With so much of the site given over to heavy concrete paving and tight truck movement, the drainage system had to protect surface quality and keep operations moving from day one.
The Challenge
The site includes roughly 50,000 cubic yards of concrete paving and about 1,160 linear feet of curb and gutter, creating long, uninterrupted surface contributors to runoff. Under these conditions, even minimal elevation deviation directly increases the risk of ponding, slab-edge deterioration, and circulation conflicts. Drainage performance was therefore governed by surface flow lines, not downstream capacity alone—meaning the buried pipe had to be set precisely to final grades and stay put beneath rigid concrete, where post-installation adjustment is impossible.

Installation was executed in parallel with slab and curb placement rather than as a follow-on scope: flow paths were established early using high-precision paving methods, allowing the 30- to 48-inch pipe runs to be set to final grades before surface closure. This reduced corrective work beneath finished concrete and limited weather-related disruptions during active construction.
Results and Performance
During buildout, runoff was consistently directed away from slab edges, truck lanes, and active work zones. The site remained functional through rain events, protecting surface quality and maintaining schedule reliability. For the owner and contractor, that meant fewer surprises beneath finished slabs and a drainage network that will keep working as the complex operates at full capacity. The completed system supports long-term industrial use by preserving slab integrity and minimizing drainage-related maintenance risk.
