Project overview
Gateway Logistics Park is a multi-phase industrial development anchored by access to Loop 375, Interstate 10, and the Ysleta–Zaragoza Port of Entry. The park has delivered approximately 922,000 sq ft of Class A industrial space across Phases 1–3, and Phase 4 adds 497,280 sq ft of rear-load facilities, bringing the project beyond 1.4 million sq ft of planned industrial capacity. For a cross-border logistics hub of this scale, drainage has to protect all-weather truck access without interfering with active operations or staged construction.
The Challenge: Concentrated Industrial Runoff
Large roof plates, truck courts, and expansive paved yards generate concentrated runoff volumes during storm events. Flat site conditions increase the risk of lateral water spread if conveyance is delayed. The drainage infrastructure had to protect truck circulation, staging areas, and access routes without interfering with heavy vehicle movement or industrial operations—and it had to keep performing as additional phases came online.
The TDR PRO® Corrugated Polypropylene Pipe Solution
Stormwater management incorporated corrugated polypropylene TDR PRO® pipe where underground conveyance was required, collecting runoff from paved areas and roof drains and transporting it efficiently to detention and discharge points while maintaining operational access during both construction and active use. The network uses smaller laterals to capture localized surface runoff and larger mains to convey combined flows from multiple zones. Smooth interior walls support hydraulic performance under low-slope industrial conditions, corrugated exteriors provide structural stiffness beneath heavy truck loads, and gasketed joints maintain continuity and limit infiltration.
Installation Sequencing
Stormwater infrastructure was installed early and in coordination with grading, utilities, and paving. For Phase 4, primary drainage lines were placed ahead of vertical construction and heavy pavement, stabilizing subgrade conditions and reducing rework and schedule risk during wet weather. Getting the drainage in first let each phase open on a site that already drained reliably.
Operational Outcome and Long-Term Value
During rainfall events, runoff was conveyed away from truck courts, parking areas, and staging zones without surface ponding. Freight operations remained uninterrupted, paved surfaces were protected, and construction activity continued without drainage-related delays. Developers and tenants identified infrastructure readiness as a key factor supporting early occupancy and future expansion—the stormwater system functions as a reliable backbone for a multi-phase logistics asset and the all-weather access critical to cross-border distribution.
