Project overview

The Nacogdoches Southwest Hospitality Development, located at 3211 South St, marks a significant milestone as the first new hotel construction in the city since 2008. This four-story Holiday Inn Express & Suites sits along a primary commercial corridor and is designed to serve the university and regional business community. Supporting a multi-story structure and expansive guest parking areas required a high-performance utility network—one where drainage protects the concrete surfaces, guest access, and pedestrian zones the hotel depends on.

The Challenge: Surface-Driven Drainage
The site includes a significant footprint of impervious surfaces, including large-scale concrete parking lots and extensive curb-and-gutter lines. Under these conditions, drainage performance was governed by specific surface-flow requirements rather than downstream capacity alone. Minimal elevation deviation was critical to prevent ponding near the hotel entrance and high-traffic pedestrian zones. The underground system had to capture surface runoff with high precision, protecting the rigid slabs and maintaining continuous pavement performance throughout the facility.
