Project overview

Tavola is a residential community in New Caney, Texas, planned with curvilinear streets, open green corridors, and a lower-density layout. This neighborhood-oriented approach gives the community its character, but it also shapes how stormwater must be managed: the drainage infrastructure had to follow organic street geometry rather than relying on straight, centralized alignments. From the outset, the system was designed to protect streets, trails, lots, and landscaped corridors while staying out of sight for residents.

The Challenge: Fragmented Drainage Demand

Variable lot layouts, curved road sections, and transitions between pavement and landscaped areas created multiple small drainage contributors instead of a single large collection area. Flat grades and pedestrian-focused spaces further reduced tolerance for surface ponding, requiring subsurface control close to where runoff is generated. The system therefore had to capture water at frequent intervals, handle many directional changes, and perform reliably on minimal slopes—without disrupting the greenbelts and trails that define the community.

Stormwater management relied on a decentralized underground system designed to capture runoff at frequent intervals and route it downstream efficiently. Corrugated polypropylene TDR PRO® pipe was selected to accommodate frequent directional changes and short runs tied to residential street curvature and landscape features. Smaller-diameter lines handled local street and lot drainage, while larger mains conveyed combined flows downstream. Gasketed joints were used throughout to maintain flow continuity and minimize infiltration, particularly near greenbelt areas. The smooth interior keeps water moving on flat grades, while the corrugated profile carries roadway and driveway loads beneath the curvilinear street network.

Construction Sequencing by Phase

Storm drainage installation was coordinated with residential phasing, aligning pipe placement with the street sections scheduled for immediate home construction. This sequencing ensured each completed phase had a fully functional drainage system and reduced conflicts with finished landscaping and paving. Completing the buried network phase by phase meant builders could move forward on well-drained streets while protecting the trails and green corridors already in place.

Observed Results and Community Value

Following rainfall events, streets drained consistently with no standing water near sidewalks, trails, or residential lots. Landscaped corridors remained stable, and long-term maintenance exposure was reduced.
